The Application Site for the Sealand Solar Scheme covers 3.2 hectares of ‘brownfield’ land comprising a disused playing field located in the northern part of the MoD Sealand site. There is no public access to the site and it is allocated for industrial development as part of the wider Deeside Industrial Park in Flintshire County Council's Local Development Plan.

The existing mown grassland has a low value and the site is not covered by any important environmental designations or habitats and is not used by protected animal species. There are views of the site from adjacent roads to the north and west but few, very restricted views from the countryside to the east.

The site is flat and is isn't overshadowed by adjacent buildings or vegetation. The design of the scheme maximises the use of the available space to achieve an efficient layout.
